How we rank

The ranking uses one thing: each company's Google reviews.

The ranking

Companies are ranked by Google rating, adjusted for the number of reviews. A plain average would let a firm with four 5-star reviews beat one with 800 reviews at 4.8, so we blend each rating with 25 reviews at the Boston average of 3.76. The more reviews a company has, the less the adjustment matters. This is the same approach IMDb uses for its top-rated lists.

We also show each company's Better Business Bureau letter grade and accreditation where we could match a Massachusetts BBB profile with confidence. BBB grades are shown for reference and don't affect the ranking.

We use the company's main Google Maps listing, the one with the most reviews. Ratings were checked on September 28, 2026 and are refreshed monthly. Companies we couldn't match to a Google listing are unranked.

Neighborhoods

Neighborhood totals come from the City of Boston FY2026 assessment file, which has a record for each of the city's 11,139 condo associations. A company appears on a neighborhood page when city tax bills, public building listings or the company's own records place it there. We don't publish how many associations each company manages, because no public source counts that reliably.

The publisher

Green Ocean Property Management publishes this site. It is ranked by the same formula, from its main Google listing, and labeled as the publisher wherever it appears. No company pays for placement.

Corrections

If we matched a company to the wrong Google listing or listed it in the wrong neighborhood, tell us and we'll fix it within a week.
